Property Tax Appeal Deadlines for 2027, State by State

Updated October 20, 2026 · Recoup Capital

Most 2027 property tax appeal deadlines fall between March and September, and several are short windows tied to the date on your notice — so the safest plan is to know your state’s rule before the notice arrives. Miss the window and you’re usually stuck with that year’s value. Here’s the 2027 calendar for the states we cover.

California

You appeal to your county’s assessment appeals board using Form BOE-305-AH. The regular window opens July 2. It closes September 15, 2027 in counties where the assessor mails value notices by August 1, and November 30, 2027 in counties that don’t. Each county certifies its date to the state, so check with your clerk of the board. Read our California guide.

Texas

The deadline is May 15 or 30 days after your appraisal notice is delivered, whichever is later. In 2027, May 15 falls on a Saturday, so the deadline moves to Monday, May 17, 2027. See every 2027 Texas date.

Florida

Florida has no fixed calendar date. You have 25 days after the property appraiser mails your TRIM notice (Notice of Proposed Property Taxes), which usually goes out in mid-August. You file a petition with the Value Adjustment Board clerk, and the board can charge up to $50. Read our Florida guide.

Washington

Your petition to the county Board of Equalization is due July 1, 2027, or 30 days after the assessor mails your value notice, whichever is later. Counties can set a longer limit of up to 60 days, so check your notice. Read our Washington guide.

Georgia

You have 45 days from the date your assessment notice was mailed — not the date you received it. File with your County Board of Tax Assessors, not the Department of Revenue. Notice dates vary: Fulton County mailed 2026 notices in June, with a July 31 deadline for most owners. Read our Georgia guide.

New York

New York’s dates depend on where you live:

  • Nassau County: file with the Assessment Review Commission between January 4 and March 1, 2027. You can file online through AROW.
  • Suffolk County towns: Boards of Assessment Review meet on the third Tuesday in May — May 18, 2027.
  • Most other towns: Grievance Day is the fourth Tuesday in May — May 25, 2027. Cities and villages can use different dates, so confirm with your assessor or clerk.

Outside Nassau and New York City, you file Form RP-524. Read our New York guide.

Colorado

2027 is a reappraisal year, so the value you get will normally carry into 2028. Protest to your county assessor between May 1 and June 8, 2027. If the assessor says no, the next deadline is July 15 or September 15, depending on your county’s schedule. Read our Colorado guide.

Ohio

Ohio works backward: a complaint filed in 2027 challenges your 2026 value. Your complaint (Form DTE 1) must reach the county auditor by March 31, 2027 — or by the last day to pay first-half taxes without penalty, if that’s later. The county board of revision hears it. Read our Ohio guide.

Weekend dates to watch

  • Texas: May 15, 2027 is a Saturday, so the deadline is Monday, May 17.
  • Colorado: Notices of Valuation are due by May 1, which is a Saturday in 2027. In counties on Colorado’s later schedule, the assessor’s August 15 decision date is a Sunday.
  • California: September 15 (Wednesday) and November 30 (Tuesday) both fall on weekdays in 2027. When a California deadline does land on a weekend or holiday, it moves to the next business day.
