Getting started

What does Recoup Capital do?

We check whether your home is assessed too high, file the appeal for you, and handle the county until there is a decision. We can also search for unclaimed money and missed exemptions.

Is appealing legal? Will it upset the assessor?

Yes, it is your right, and assessors handle thousands of requests a year. It is routine paperwork, not a lawsuit.

Where do you work?

Seven states: California, Texas, Florida, Washington, Georgia, New York (outside New York City) and Colorado, with an Ohio waitlist. You can sign up any time; we file in your county’s window. See where we work for details.

How do I start?

Enter your address, a few details and sign the agreement. It takes about 3 minutes and needs no card. Within 1 business day we post your estimated savings in your account.

How do I sign in to my account?

No password needed. Right after you sign up we email you a one-tap sign-in link. Later, tap Log in, enter your email and we send a new link.

How will I hear from you?

By email at each milestone: evidence ready, appeal filed and the county’s decision. Every step also shows in your account, and you can turn the emails off there.

Fees and payment

How much does it cost?

A share of your first year's tax savings: 30% in California, 25% in Texas, 30% in Florida, and 30% in Washington, Georgia, New York and Colorado. If your value is not lowered, you owe nothing.

When do I pay?

After the county confirms the reduction in writing. We email an invoice due in 30 days.

How do you calculate savings?

The drop in assessed value times your tax rate for that year. Exemptions you already had are not counted.

Do I pay every year?

Only in years we file and win. If the county keeps your lower value on its own, there is no fee.

Are there upfront or hidden fees?

No. No sign-up fee and no card on file. A few counties charge a filing fee of their own (Riverside, for example, charges $30 per property). If yours does, we tell you before we file.

How do referral credits work?

Give a friend your name as their referral code. When their savings come through, you each get a $50 credit off your Recoup invoice.

The appeal process

How do you decide if I have a case?

We compare your home with recent nearby sales of similar size, adjusting for lot, beds, baths and condition. We only recommend filing if your value looks at least 3% too high.

Will I see the evidence?

Yes. Once your case is filed, you get the same packet we filed: comparison grid, map and price-per-square-foot chart. Before filing, we show you the value we’ll ask for and your estimated savings.

Do I need to attend a hearing?

No. We represent you.

How long does it take?

It depends on your state. In Texas, most protests are settled by July and the lower value is on your October bill. In California, informal reviews are often settled within a few months; formal appeals can take a year or more. Your account shows the timeline for your state, and so does our How it works page.

What should I do with my tax bill meanwhile?

Pay it on time. If the value drops, the county refunds or credits the difference.

Rules and deadlines

Can my assessment go up because I appealed?

In a California decline-in-value review, your value can't go above your Prop 13 base. In Texas, a protest can't raise the value. Rules differ in other states, so we explain your county's rules before filing, and we never accept a higher value without asking you.

What are the deadlines?

California: November 30 in most counties, September 15 in 11 (including San Francisco, Santa Clara and Alameda). Texas: May 15, or 30 days after your notice if later (May 17 in 2027). Florida: 25 days after the August TRIM notice. Washington: July 1, or 30–60 days after your notice. Georgia: 45 days after your notice. New York: Nassau by March 1; most towns on Grievance Day in May. Colorado: June 8 in 2027. Our 2027 deadline calendar has every date.

What if I missed the deadline?

Some counties allow late or correction filings in narrow cases. Otherwise we set you up for next year.

What if I already filed or hired another firm?

Tell us. We can't file the same year twice, but we can take over for next year.

Unclaimed funds and other savings

What are unclaimed funds?

Money a bank, employer, insurer or utility couldn't deliver to you and sent to the state.

Can I claim it myself for free?

Yes — in California at claimit.ca.gov. We show you what we found and that free option before you sign anything.

What do you charge?

Nothing to search. 10% of what's recovered for California-held funds, paid only after the state pays you.

What exemptions do you check?

Homeowners' and homestead exemptions, disabled veterans' and senior exemptions, and California Prop 19 transfers.

Privacy and cancelling

Do you sell my data?

No. We use it only to deliver the services you choose.

How do I cancel?

Email hello@recoupcap.com or reply to any of our emails, anytime. Cancelling within 3 business days of signing is free; after that, fees already earned on filed cases still apply.

What if I sell my home?

Tell us. A fee applies only to savings for years you owned it.
