Texas Property Tax Protest Deadline 2027: Every Date That Matters

Updated October 14, 2026 · Recoup Capital

The 2027 deadline to protest your Texas property value is Monday, May 17, 2027 — or 30 days after your appraisal notice is delivered, whichever is later. The usual date is May 15, but in 2027 May 15 falls on a Saturday, and Texas moves deadlines that land on a weekend to the next business day.

Miss it and, in most cases, you’re locked into that year’s value. Here is every date that matters for the 2027 season.

The 2027 Texas property tax calendar

DateWhat happens
January 1, 2027Your home is valued as of this date
April 2027Appraisal districts mail notices of appraised value (homesteads from about April 1)
May 17, 2027Protest deadline (or 30 days after your notice is delivered, if later)
May – JulyInformal reviews, then Appraisal Review Board (ARB) hearings
July 25, 2027Appraisal rolls certified
60 days after your ARB orderLast day to request binding arbitration or appeal to district court
October 2027Tax bills mailed
End of January 2028Taxes due; unpaid taxes become delinquent February 1

When “30 days after your notice” applies

If your notice arrives late — for example, mailed in late April and delivered in May — your deadline is 30 days after delivery instead of May 17. Keep the envelope or note the date it arrived. If you never received a notice, you can still protest; check your appraisal district’s website for your value.

Deadlines by county

Every Texas county uses the same statewide deadline. What differs is when notices go out and how you file:

After the hearing: arbitration deadlines and deposits

If you disagree with the Appraisal Review Board’s decision, you have 60 days from receiving the order to request binding arbitration through the Texas Comptroller or to appeal to district court. Arbitration is open to any homestead and to other property valued at $5 million or less. It requires a refundable deposit:

PropertyValueDeposit
Homestead$500,000 or less$450
HomesteadOver $500,000$500
Other property$1 million or less$500

Two changes to know for 2027

  • Bigger homestead exemption. Texas voters raised the school-tax homestead exemption to $140,000 in November 2025 ($200,000 for homeowners 65+ or disabled). Make sure your exemption is on file — it’s free to apply.
  • The 20% cap on non-homestead property may end. The temporary 20% limit on yearly value increases for rentals and other non-homestead property up to about $5.3 million covers tax years 2024–2026. Unless the Legislature extends it, those properties lose that protection in 2027, which makes protesting more important for landlords.

Can protesting raise my value?

No. The Appraisal Review Board can’t set your value higher than what the appraisal district has on record. The worst outcome of a value protest is that your value stays the same.
