Lower your Los Angeles County property taxes
If your home was worth less than its assessed value on January 1, you can ask the Assessor to lower it under Prop 8. We pull the sales, build the evidence and file the review for you. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $1,500,000 but similar homes point to about $1,350,000, you're taxed on $150,000 too much. At a 1.19% rate that's about $1,785 a year. Our fee would be $536; you'd keep $1,250.
What gets missed in LA County
- Prop 8 isn't automatic for everyone. Many homes bought near a price peak are never reviewed unless the owner asks.
- Size mismatches. Additions, ADUs and garage conversions are recorded wrong or compared with the wrong homes.
- Condition. The roll can't see an original kitchen, a worn roof or foundation work.
- Wrong comparisons. Sales from a pricier neighborhood a mile away.
Insider tip: Sales up to March 31 can support a January 1 value, so we include spring sales in your evidence.

Exemptions to check
The homeowners' exemption takes $7,000 off the assessed value of your main home. Disabled veterans may qualify for much more, and Prop 19 lets owners 55 and over move their tax base. We check all three free at sign-up.
