Lower your Riverside County property taxes

The Riverside County Assessor-County Clerk-Recorder sets your value each January 1, and Prop 8 lets it drop below your Prop 13 base when the market falls. The Assessor reviews homes that were reduced last year, but owners outside that review have to ask. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $600,000 but similar homes point to about $555,000, you're taxed on $45,000 too much. At a 1.17% rate that's about $524 a year. Our fee would be $157; you'd keep $367.

What gets missed in Riverside County

  • Not in the Assessor's review. The Assessor rechecks homes reduced last year. A home that was never reduced stays at its Prop 13 value unless the owner files.
  • Two separate deadlines. The free Prop 8 request closes November 1 (November 2 this year). The formal appeal runs to November 30. A Prop 8 request does not extend the appeal deadline.
  • Condition. The roll can't see an original kitchen, a worn roof or a failing pool.
  • Wrong comparisons. A newer tract a few miles away is not the same market as an older neighborhood.

Insider tip: Start with the Assessor's free online Decline-in-Value application. If you also file a formal appeal, the $30 per-parcel fee is refunded only if the Board changes your value in your favor after a full hearing.

Exemptions to check

The homeowners' exemption takes $7,000 off the taxable value of your main home; file Form BOE-266 by February 15 for the full amount. Disabled veterans may qualify for a much larger exemption, and Prop 19 lets owners 55 and over move their tax base. We check your exemptions free at sign-up.
