Lower your Sacramento County property taxes

The Sacramento County Assessor sets your value each January 1 and posts new values on July 1. If your home was worth less than its assessed value, the Assessor offers a free online informal review from July 1 to December 31. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $520,000 but similar homes point to about $485,000, you're taxed on $35,000 too much. At a 1.15% rate that's about $403 a year. Our fee would be $121; you'd keep $282.

What gets missed in Sacramento County

  • The free review runs past November 30. The Assessor's informal review stays open to December 31, but it does not preserve your formal appeal rights after November 30.
  • Paper-only appeals. The Clerk only accepts paper applications with an original signature. An online draft that is never mailed is not filed.
  • Condition. The roll can't see an original kitchen, a worn roof or foundation work.
  • Wrong comparisons. Sales from a newer subdivision with larger lots.

Insider tip: File the Assessor's free online informal review first. If you also want a formal appeal, mail or deliver the signed paper application with the $30 fee by November 30.

Exemptions to check

The homeowners' exemption takes $7,000 off the taxable value of your main home; file Form BOE-266 by February 15 for the full amount. Disabled veterans may qualify for a much larger exemption, and Prop 19 lets owners 55 and over move their tax base. We check your exemptions free at sign-up.
