Lower your San Bernardino County property taxes
The San Bernardino County Assessor-Recorder-County Clerk sets your value each January 1. Prop 8 lets that value drop below your Prop 13 base, but in most cases the owner has to file Form ARP-068 to start a review. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $500,000 but similar homes point to about $465,000, you're taxed on $35,000 too much. At a 1.13% rate that's about $397 a year. Our fee would be $119; you'd keep $278.
What gets missed in San Bernardino County
- The Assessor's own Prop 8 form. Form ARP-068 goes to the Assessor, not the Clerk. It is accepted January 1 – December 31 if postmarked by December 31.
- Prop 8 isn't automatic for everyone. Reduced values are rechecked each January 1. A home that was never reduced usually isn't.
- Desert and mountain homes. High Desert and mountain sales move differently from the valley. Mixing them skews the value.
- Condition. The roll can't see a worn roof, an old HVAC system or foundation work.
Insider tip: The Assessor's ARP-068 review stays open until December 31, a month after the formal appeal deadline. If you miss November 30, it is still worth filing.

Exemptions to check
The homeowners' exemption takes $7,000 off the taxable value of your main home; file Form BOE-266 by February 15 for the full amount. Disabled veterans may qualify for a much larger exemption, and Prop 19 lets owners 55 and over move their tax base. We check your exemptions free at sign-up.
