Lower your Adams County property taxes

The Adams County Assessor revalues homes in Thornton, Westminster, Brighton, Commerce City and the rest of the county every two years, and 2027 values will reflect the market as of June 30, 2026. Median residential values fell 2–6% in 2025, and homes that didn't follow the market down may be carrying values that are too high. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $500,000 but similar homes point to about $465,000, you're taxed on $35,000 too much. At a 0.66% rate that's about $231 a year. Our fee would be $69; you'd keep $162.

What gets missed in Adams County

  • The 2027 reappraisal. Every home gets a new value in May 2027, based on sales up to June 30, 2026. Each reappraisal is a fresh chance to protest.
  • Values that didn't fall. Adams medians dropped 2–6% in 2025. If yours held steady, it's worth checking.
  • New-build neighborhoods. Fast-growing areas mix builder sales and resales. Builder incentives can inflate recorded prices.
  • Condition. An original kitchen, an aging roof or a cracked foundation doesn't show up in the assessor's records.

Insider tip: Adams County's online appeal and Notice of Valuation lookup opens at assessornovs.adcogov.org during the May 1 – June 8 window. File there and attach your evidence.

Exemptions to check

If you're 65 or older and have owned and lived in your home for at least 10 years, the senior exemption takes 50% off the first $200,000 of actual value. Qualifying disabled veterans get the same exemption. For 2026, the local-government part of your tax is figured on your value minus 10% of the first $700,000.
