Lower your Douglas County property taxes

The Douglas County Assessor revalues homes in Castle Rock, Highlands Ranch, Parker, Castle Pines and the rest of the county every two years, and 2027 values will reflect the market as of June 30, 2026. In 2025, median residential changes ranged from −10% to +5%, the widest swing in the metro area. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $720,000 but similar homes point to about $670,000, you're taxed on $50,000 too much. At a 0.52% rate that's about $260 a year. Our fee would be $78; you'd keep $182.

What gets missed in Douglas County

  • The 2027 reappraisal. Every home gets a new value in May 2027, based on sales up to June 30, 2026. Each reappraisal is a fresh chance to protest.
  • Wide value swings. Douglas County medians moved from −10% to +5% in 2025. The model can miss homes at either end.
  • Metro district levies. Many subdivisions carry metro district levies, pushing some total levies past 140 mills. Overvaluation costs more there.
  • Condition. An original kitchen, an aging roof or a cracked foundation doesn't show up in the assessor's records.

Insider tip: Douglas County publishes residential value changes by neighborhood and a Value Data Explorer. Compare your change with your neighborhood's before you file online.

Exemptions to check

If you're 65 or older and have owned and lived in your home for at least 10 years, the senior exemption takes 50% off the first $200,000 of actual value. Qualifying disabled veterans get the same exemption. For 2026, the local-government part of your tax is figured on your value minus 10% of the first $700,000.
