Lower your El Paso County property taxes

The El Paso County Assessor revalues every home in the Colorado Springs area in odd-numbered years, and 2027 values will reflect the market as of June 30, 2026. In 2025 the Assessor said many homeowners saw values fall for the first time in years, which makes it more likely that some homes were left behind. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $470,000 but similar homes point to about $440,000, you're taxed on $30,000 too much. At a 0.42% rate that's about $126 a year. Our fee would be $38; you'd keep $88.

What gets missed in El Paso County

  • The 2027 reappraisal. Every home gets a new value in May 2027, based on sales up to June 30, 2026. Each reappraisal is a fresh chance to protest.
  • Values that didn't fall with the market. Prices cooled before the 2025 reappraisal. Homes whose values held while nearby values dropped may be overvalued.
  • Square-foot shortcuts. The Assessor values homes by the market approach. A price per square foot alone isn't a valid argument, but well-chosen comparable sales are.
  • Condition. An original kitchen, an aging roof or a cracked foundation doesn't show up in the assessor's records.

Insider tip: El Paso County wants all of your evidence when you file. Upload your comparable sales, photos or appraisal with the online appeal on the Property Record Search, not later.

Exemptions to check

If you're 65 or older and have owned and lived in your home for at least 10 years, the senior exemption takes 50% off the first $200,000 of actual value. Qualifying disabled veterans get the same exemption. For 2026, the local-government part of your tax is figured on your value minus 10% of the first $700,000. El Paso County questions

How do I appeal in El Paso County?

Online through the Assessor's Property Record Search using the 10-digit schedule number on your notice, or by mail, phone, fax or in person. File a separate appeal for each parcel.

When will I hear back?

In 2025 the Assessor used the later reappraisal-year schedule: written decisions by August 15, then appeals to the County Board of Equalization. That schedule applies again in 2027, with a September 15 deadline to appeal to the Board.

Can I go further than the Board?

Yes. Within 30 days of the Board's decision you can appeal to the State Board of Assessment Appeals, district court or binding arbitration.
