Lower your Broward County property taxes

The Broward County Property Appraiser mailed more than 782,000 TRIM notices in 2026, each showing a just value as of January 1. 2026 values reflect 2025 sales, so a home that sold high or is in rough shape can end up valued above what it's worth today. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $460,000 but similar homes point to about $425,000, you're taxed on $35,000 too much. At a 1.95% rate that's about $683 a year. Our fee would be $205; you'd keep $478.

What gets missed in Broward

  • Rentals and second homes. Non-homestead homes only get a 10% cap on non-school taxes, so an inflated market value hits these owners hardest.
  • The reset after a purchase. A sale resets the home to full market value the next January 1. New owners often inherit a value built on a peak-price sale.
  • Save Our Homes keeps rising. If your capped value is below market value, it can still climb up to 3% a year even in a flat Broward market. Appeals matter most when the market value itself is wrong.
  • Missing exemptions. Owners who qualify for homestead but don't see it on the TRIM notice can still late-file until the VAB deadline.

Insider tip: Call the Property Appraiser first — many value questions are settled in an informal review. But talking to them doesn't extend the VAB deadline, so file the petition anyway.

Exemptions to check

Homestead takes up to $50,000 off your home's assessed value (the second $25,000 doesn't apply to school taxes), and Save Our Homes limits yearly increases to 3% or the CPI change, whichever is lower. Widow(er), disability, disabled veteran and qualifying senior exemptions can add more; apply by March 1. We check your exemptions free at sign-up.

Broward questions

How do I file in Broward?

Online through the Broward VAB's Axia petition system, or on paper at the Governmental Center. A small per-parcel fee is due when you file.

Do I have to talk to the Property Appraiser first?

No, but it's encouraged. You can request an informal review, file a petition, or both.

I missed the deadline. Now what?

Late petitions are only heard if the Board finds good cause. Sign up now and we'll be ready when next year's TRIM notices go out.
