Lower your Cobb County property taxes
The Cobb County Tax Assessor's Office mails assessment notices in early June with a fair market value as of January 1. If similar homes sold for less, or your home's condition isn't reflected, your bill may be too high. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $450,000 but similar homes point to about $415,000, you're taxed on $35,000 too much. At a 1.21% rate that's about $424 a year. Our fee would be $127; you'd keep $296.
What gets missed in Cobb
- Homestead deadline tied to appeals. For 2026 Cobb set the homestead filing deadline on July 20, the same day as the appeal deadline. Owners who wait miss both.
- The ineligibility box. The new notice asks you to report homestead ineligibility. Missing it can mean back taxes, interest and a 50% penalty.
- Condition. Dated interiors and needed repairs aren't in the county's data.
- A past win, ignored. If your value was lowered on appeal, Georgia law generally keeps it from being raised for the next two years. Check that the lock was applied.
Insider tip: If your bill arrives while the appeal is open, pay at least the appeal amount by the due date to avoid a 5% penalty, according to the Tax Commissioner.
