Lower your Fulton County property taxes

The Fulton County Board of Assessors sets a fair market value for every home each year, and 40% of that value is taxed. Mass appraisal can't see the condition of each home, so some owners are taxed on a value they couldn't sell for. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $500,000 but similar homes point to about $460,000, you're taxed on $40,000 too much. At a 1.04% rate that's about $416 a year. Our fee would be $125; you'd keep $291.

What gets missed in Fulton

  • Values that ran ahead of sales. Fulton's notice shows a fair market value. If similar homes nearby sold for less, that value can be challenged.
  • Condition. Dated kitchens, roof wear and deferred repairs don't show up in the county's records.
  • Missed homestead. Fulton has floating homestead exemptions. If you qualified on January 1 but missed April 1, you can still apply during the appeal period.
  • A past win, ignored. If your value was lowered on appeal, Georgia law generally keeps it from being raised for the next two years. Check that the lock was applied.

Insider tip: Fulton takes appeals online at fultonassessor.org, by mail or in person. Filing online gives you a dated record, and while the appeal is open the county can issue a temporary bill instead of the full bill.

Fulton questions

How do I appeal in Fulton County?

Online at fultonassessor.org, by mail, or in person at the Board of Assessors, within 45 days of your notice date. You pick the Board of Equalization, a hearing officer (for some higher-value or non-homestead property) or arbitration.

Do I pay my taxes while the appeal is open?

Usually you get a temporary bill based on the lower of last year's value or 85% of the new value. The balance is settled once the appeal ends.
