Lower your Gwinnett County property taxes
The Gwinnett County Board of Assessors mailed about 311,000 assessment notices in May 2026, each showing last year's value and the new value as of January 1. If your value rose while similar homes sold for less, you may be paying more than your share. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $470,000 but similar homes point to about $435,000, you're taxed on $35,000 too much. At a 1.39% rate that's about $486 a year. Our fee would be $146; you'd keep $341.
What gets missed in Gwinnett
- Short window, early notices. Gwinnett mails notices in mid-May, earlier than many metro counties, and the 45-day clock starts on the notice date.
- Exemptions on the notice. Your notice lists exemption codes such as the regular homestead, the school Value Offset Exemption and the statewide floating exemption. A missing code can cost you.
- Condition. Wear, dated finishes and needed repairs aren't visible in county data.
- A past win, ignored. If your value was lowered on appeal, Georgia law generally keeps it from being raised for the next two years. Check that the lock was applied.
Insider tip: Online appeals in Gwinnett close at 11:59 pm on the deadline date, and the county does not accept appeals by email or fax.
