Lower your Nassau County property taxes
In Nassau the county assesses every home, and owners appeal to the independent Assessment Review Commission (ARC) — about two tax years before the bill arrives. Because assessments are only a tiny fraction of value and filings happen so far ahead, many owners never see what market value the county has assigned them. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $800,000 but similar homes point to about $740,000, you're taxed on $60,000 too much. At a 2.05% rate that's about $1,230 a year. Our fee would be $369; you'd keep $861.
What gets missed in Nassau
- Grieving two years ahead. The appeal you file by March 1, 2027 sets the 2028/29 roll — your October 2028 school bill and January 2029 general bill.
- The 0.1% assessment. Homes are assessed at 0.1% of market value, so an assessed value of 800 means the county values your home at $800,000. That's the figure our example uses.
- Fair vs. effective market value. Your record shows two market values; increases in assessed value are capped at 6% a year and 20% over five years, so check the one your taxes use.
- Exemptions and tax class. ARC appeals can cover missing exemptions and the wrong tax class, not just value.
Insider tip: Look up your home on the county's Land Records Viewer before filing: the Effective Market Value is what your assessed value is based on, and that's the number to challenge.

Exemptions to check

Veterans and lower-income seniors may qualify for partial exemptions where their town, village and school district offer them, and ARC appeals can fix a missing exemption.
