Lower your Nassau County property taxes

In Nassau the county assesses every home, and owners appeal to the independent Assessment Review Commission (ARC) — about two tax years before the bill arrives. Because assessments are only a tiny fraction of value and filings happen so far ahead, many owners never see what market value the county has assigned them. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $800,000 but similar homes point to about $740,000, you're taxed on $60,000 too much. At a 2.05% rate that's about $1,230 a year. Our fee would be $369; you'd keep $861.

What gets missed in Nassau

  • Grieving two years ahead. The appeal you file by March 1, 2027 sets the 2028/29 roll — your October 2028 school bill and January 2029 general bill.
  • The 0.1% assessment. Homes are assessed at 0.1% of market value, so an assessed value of 800 means the county values your home at $800,000. That's the figure our example uses.
  • Fair vs. effective market value. Your record shows two market values; increases in assessed value are capped at 6% a year and 20% over five years, so check the one your taxes use.
  • Exemptions and tax class. ARC appeals can cover missing exemptions and the wrong tax class, not just value.

Insider tip: Look up your home on the county's Land Records Viewer before filing: the Effective Market Value is what your assessed value is based on, and that's the number to challenge.

Exemptions to check

New owners get the STAR credit from the state if household income is $500,000 or less; owners 65 and older with income up to $113,550 can get Enhanced STAR for 2027. Veterans and lower-income seniors may qualify for partial exemptions where their town, village and school district offer them, and ARC appeals can fix a missing exemption. Nassau questions

How do I appeal in Nassau?

Online through ARC's AROW system between January 4 and March 1, 2027, or on paper with Form AR1. To have us file, you sign Form AR10 naming us as your representative.

Why do I appeal now for taxes years away?

Nassau's roll runs ahead: a 2027 filing changes the 2028/29 roll, which sets the school bill in October 2028 and the general bill in January 2029.

What if ARC doesn't lower it enough?

Owner-occupied 1–3 family homes can file Small Claims Assessment Review (SCAR, $30) after the roll is final — by May 1, 2028 for the 2028/29 roll.
