Lower your Suffolk County property taxes
Suffolk's ten towns each assess their own homes and hold Grievance Day a week earlier than most of New York. Towns can assess at a small fraction of value, so many owners can tell from the number on their notice whether they're paying on too high a market value. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $650,000 but similar homes point to about $600,000, you're taxed on $50,000 too much. At a 2.00% rate that's about $1,000 a year. Our fee would be $300; you'd keep $700.
What gets missed in Suffolk
- The equalization rate. Divide your assessment by your town's equalization rate to get the market value it implies — if the rate is 1%, a $6,500 assessment means $650,000. Our example uses that implied value.
- A one-day deadline. Your RP-524 must be received by the town by Grievance Day, the third Tuesday in May. There's no extension for mail in transit.
- Condition. Original kitchens, roof wear and flooding damage aren't in the town's records.
- Wrong comparisons. Sales from another hamlet or school district, or across a town line where the equalization rate differs.
Insider tip: The rate gap between western Suffolk and the East End is large, so we compare your home only with sales in your own town and school district.
