Lower your Westchester County property taxes

Westchester's towns and cities each do their own assessing, and town grievances are due in June — later than almost anywhere else in New York. With some of the highest tax rates in the state, a small error in the market value behind your assessment costs real money. 30% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $850,000 but similar homes point to about $785,000, you're taxed on $65,000 too much. At a 2.30% rate that's about $1,495 a year. Our fee would be $449; you'd keep $1,047.

What gets missed in Westchester

  • A June deadline — or not. Towns hold Grievance Day on the third Tuesday in June, but the cities, such as Yonkers and White Plains, run their own grievance process. Check your city or town.
  • The equalization rate. Assessments can be a fraction of value. Divide yours by the state equalization rate to see the market value it implies — the number our example uses.
  • Condition. Dated kitchens, roof wear and water problems aren't in the assessor's records.
  • Wrong comparisons. Sales from a different village or school district with different prices and tax rates.

Insider tip: Mailed forms count only when the town receives them, so we file well ahead of Grievance Day rather than on it.

Westchester questions

How do I grieve in Westchester?

File Form RP-524 with your town's assessor or Board of Assessment Review by June 15, 2027. To have us file, you sign Part Four naming us as your representative. If you're in a city, check its date.

What if the board doesn't lower it?

Owner-occupied 1–3 family homes can file Small Claims Assessment Review (SCAR) for $30 within 30 days after the final roll — by October 15, 2027 in towns with a September 15 final roll.

Can I use the equalization rate as evidence?

Yes. State guidance says owners outside Nassau and New York City may use it as one piece of evidence before the board and in SCAR.
