Lower your Bexar County property taxes

Bexar Appraisal District mailed about 196,000 notices in April 2026, only to owners whose value changed. Residential values are softening, which makes evidence from recent nearby sales more useful than ever. We compare your home with similar ones and protest when you're overpaying. 25% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $300,000 but similar homes point to about $275,000, you're taxed on $25,000 too much. At a 2.44% rate that's about $610 a year. Our fee would be $153; you'd keep $458.

What gets missed in Bexar County

  • Softening market. Many 2026 values slipped only slightly, while nearby sales dropped more. The gap is your savings.
  • Unequal appraisal. Similar homes on your street can be valued lower than yours. Texas lets you protest that directly.
  • No notice, no review. If your value didn't change, BCAD didn't mail a notice. You can still protest, and many owners never do.
  • Condition. Foundation movement, roof wear and dated kitchens rarely show up in district records unless you prove them.

Insider tip: Filing through BCAD's Online Services Portal can get you a settlement offer by email. Compare it with your evidence before you accept; you can decline and go to an Appraisal Review Board hearing.

Exemptions to check

Your homestead exemption takes $140,000 off your home's value for school taxes ($200,000 if you're 65+ or disabled), and caps how much your taxable value can rise each year at 10%. Over-65 and disabled owners also get a school-tax ceiling. We check your exemptions free at sign-up. Bexar County, the City of San Antonio and University Health add their own over-65 exemptions ($50,000, $85,000 and $30,000).
