Lower your Denton County property taxes

Most Denton County home values fell in 2026 as the North Texas market cooled. When values are moving, the district's mass appraisals miss more homes. We compare yours with recent nearby sales and protest when you're still paying for last year's market. 25% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $460,000 but similar homes point to about $430,000, you're taxed on $30,000 too much. At a 1.90% rate that's about $570 a year. Our fee would be $143; you'd keep $428.

What gets missed in Denton County

  • Cooling market. The district's drop may be smaller than what nearby sales show. The difference is your savings.
  • Unequal appraisal. Similar homes on your street can be valued lower than yours. Texas lets you protest that directly.
  • New construction. Builder incentives and upgrades in new subdivisions can inflate the values used for your home.
  • Condition. Foundation movement, roof wear and dated finishes rarely show up in district records unless you prove them.

Insider tip: Denton CAD handles a very large number of protests each year. File early through its online protest site so you have time to review the district's evidence before your hearing.

Exemptions to check

Your homestead exemption takes $140,000 off your home's value for school taxes ($200,000 if you're 65+ or disabled), and caps how much your taxable value can rise each year at 10%. Over-65 and disabled owners also get a school-tax ceiling. We check your exemptions free at sign-up.

Denton County questions

How do I protest with Denton CAD?

Online through Denton CAD's online protest site using the details on your notice, or let us file for you with Form 50-162.

My value went down. Should I still protest?

Often yes. A small drop can still leave your value above what nearby sales support.

Can protesting raise my value?

No. The Appraisal Review Board can't set your value higher than what's in the district's records.
