Lower your Fort Bend County property taxes

Fort Bend homeowners filed a record number of protests in 2026 after residential values rose about 3.9%. Many neighborhoods also pay MUD and levee taxes, so every dollar of overvaluation costs more. We build the case from nearby sales and protest when you're overpaying. 25% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $420,000 but similar homes point to about $390,000, you're taxed on $30,000 too much. At a 2.00% rate that's about $600 a year. Our fee would be $150; you'd keep $450.

What gets missed in Fort Bend County

  • Blanket increases. Values rose across the board in 2026, even where nearby sales didn't support it.
  • Unequal appraisal. Similar homes on your street can be valued lower than yours. Texas lets you protest that directly.
  • High total rates. MUD and drainage taxes mean each $10,000 of overvaluation can cost $200 or more a year.
  • Condition. Flood history, foundation and roof issues rarely show up in district records unless you prove them.

Insider tip: FBCAD's Online Appeal portal counts as your informal conference, so upload strong evidence when you file. Hearings can be by phone, video or affidavit.

Exemptions to check

Your homestead exemption takes $140,000 off your home's value for school taxes ($200,000 if you're 65+ or disabled), and caps how much your taxable value can rise each year at 10%. Over-65 and disabled owners also get a school-tax ceiling. We check your exemptions free at sign-up. Many Fort Bend cities add their own; Sugar Land, for example, gives a 15% homestead exemption and $70,000 for 65+ or disabled owners.
