Lower your Hidalgo County property taxes

The Hidalgo Appraisal District in Edinburg sets values for homes across McAllen, Edinburg, Mission, Pharr and the rest of the county. Values often carry over from year to year, so an old error can keep costing you until someone challenges it. 25% of first-year savings, only if you save.

What a too-high value costs you

If your home is assessed at $200,000 but similar homes point to about $185,000, you're taxed on $15,000 too much. At a 2.20% rate that's about $330 a year. Our fee would be $83; you'd keep $248.

What gets missed in Hidalgo County

  • No notice doesn't mean a fair value. Texas lets districts skip the notice when a value rises $1,000 or less. Your value can still be too high — and you can still protest.
  • Stacked local taxes. County, drainage district, college, city and school taxes all apply to the same value.
  • Unequal appraisal. Similar homes in your subdivision can carry lower values than yours. Texas lets you protest that directly.
  • Condition. Dated interiors, roof wear and foundation issues aren't visible in the district's records.

Insider tip: Check your value online in April even if no notice arrives. A carried-over value can be protested by the same deadline.

Exemptions to check

Your homestead exemption takes $140,000 off your home's value for school taxes ($200,000 if you're 65+ or disabled), and caps how much your taxable value can rise each year at 10%. Over-65 and disabled owners also get a school-tax ceiling. We check your exemptions free at sign-up.
