Lower your Nueces County property taxes
The Nueces Central Appraisal District (NCAD) values homes across Corpus Christi, Calallen, Flour Bluff, Robstown and Port Aransas. With combined rates around 2.2% in Corpus Christi, a value that runs ahead of the local market costs more each year. 25% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $250,000 but similar homes point to about $230,000, you're taxed on $20,000 too much. At a 2.21% rate that's about $442 a year. Our fee would be $111; you'd keep $332.
What gets missed in Nueces County
- Coastal vs. inland comparisons. Island and bayfront sales don't move like homes inland. Comparisons should come from your own area.
- High combined rates. County, hospital district, Del Mar College, city and school taxes stack up on the same value.
- Unequal appraisal. Similar homes nearby can be valued lower than yours. Texas lets you protest that directly.
- Condition. Storm wear, older roofs and foundation issues aren't visible in NCAD's records.
Insider tip: NCAD has added Saturday office hours during protest season (two in April–May 2026). They're a good time to meet an appraiser without taking a day off.

Exemptions to check
Your homestead exemption takes $140,000 off your home's value for school taxes ($200,000 if you're 65+ or disabled), and caps how much your taxable value can rise each year at 10%. Over-65 and disabled owners also get a school-tax ceiling. We check your exemptions free at sign-up.
