Lower your King County property taxes
The King County Assessor revalues every property each year at market value as of January 1, and notices go out area by area. With levy rates near 1% in Seattle and many suburbs, a value set too high shows up directly in your bill. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $950,000 but similar homes point to about $880,000, you're taxed on $70,000 too much. At a 0.99% rate that's about $693 a year. Our fee would be $208; you'd keep $485.
What gets missed in King County
- Waiting for the right notice. King County's Board of Appeals and Equalization asks you to wait for your value notice before filing, then gives you 60 days.
- Incomplete petitions. The board won't consider a petition without your opinion of value, your reasons and evidence, and a copy of the notice.
- Condition. Repairs your home needs aren't in the Assessor's records. Bids and photos count as evidence.
- Board of Tax Appeals deadline. If the county board doesn't fix your value, you have 30 days from the decision's mailing date to go to the State Board of Tax Appeals.
Insider tip: File early through eAppeals. A prompt filing gives the Assessor time to review it, and you may get a reduction offer without a hearing.

Exemptions to check
Washington has no general homestead exemption. King County's senior and disabled exemption is for owners 62 or older (or disabled, or veterans rated at least 80% disabled) with income under $84,000, and a separate deferral program lets some owners postpone taxes.
