Lower your Pierce County property taxes
The Pierce County Assessor-Treasurer revalues every property each year at market value as of January 1, and countywide residential values fell about 1% for 2026. Values that drop don't always mean lower taxes, so it matters that yours is right. 30% of first-year savings, only if you save.
What a too-high value costs you
If your home is assessed at $550,000 but similar homes point to about $510,000, you're taxed on $40,000 too much. At a 1.00% rate that's about $400 a year. Our fee would be $120; you'd keep $280.
What gets missed in Pierce County
- Lower value, same tax. Voter-approved school levies don't shrink when values cool, so an overstated value still costs you.
- Wrong form, rejected petition. The board only accepts the 2026 state-approved petition form, printed single-sided and signed. Letters and other forms are rejected.
- Condition. Contractor bids, easement documents and photos of defects are accepted as evidence.
- Board of Tax Appeals deadline. If the county board doesn't fix your value, you have 30 days from the decision's mailing date to go to the State Board of Tax Appeals.
Insider tip: Pierce's board takes paper petitions only, by mail or in person at 2401 South 35th St, Room 176, Tacoma. Use sales from the prior year; the board gives older sales less weight.

Exemptions to check
Washington has no general homestead exemption. Pierce County's exemption for owners 61 or older, or disabled, freezes the home's taxable value and removes some levies; the income limit is $64,000 and rises to $85,000 in 2027. We check your exemptions free at sign-up.
